The proposed 2012 HOA budget is now posted for your review. A modest increase to annual dues is planned: from $336 last year to $340 this year. A date and time for the Annual HOA Meeting will be posted soon where we will discuss this budget in more detail.

Annual Meeting To Be Held February 28, 2011

The 2011 annual HOA meeting will be held at 7:30 PM on February 28, 2011, at Church of the Nazarene, 8921 Warfield Road (corner of Goshen and Warfield Roads). Please plan to attend.

Two volunteer HOA Board positions, President and Secretary, are up for nomination and election at this meeting. Please give serious consideration to serving your neighbors and community by volunteering a little time to your HOA. Nominations are open and being taken by John Cousins. Nominations will also be taken at the meeting.

Change in Garbage Collection Days

Our trash pickup company, Titus Trash, has made a revision to their pickup schedule. Starting July 5, 2010, trash pickup will move from Wednesday and Saturday to Monday and Thursday. Also, trash collection will now shift to a day later for all trash days falling after the holiday when the following holidays occur during the week: New Years Day, Martin Luther King Day, Memorial Day, Independence Day, Thanksgiving Day, and Christmas Day.

AERC Precedents Published

As announced at the 2009 annual HOA meeting, the AERC has published a set of precedents that clarify or extend our existing By-Laws and Covenants within the authorized bounds of those guidance documents. This document summarizes recent AERC decisions to clarify what has been authorized in the past for the following subject areas:

  • Roofing Materials
  • Satellite Dishes
  • Driveway Lamps
  • Sheds
  • Garage Additions

In addition, the AERC will be working on guidance for Solar Panels over the coming months.

Repair or Replace Downed Fence Rails and Posts

We have all seen deer running through our yards and jumping over our fences. Unfortunately, though, they also tend to knock down loose rails and rotted posts. Make sure you replace downed fence rails and posts when you notice them to keep our neighborhood looking good.

Report Broken Street Lights

Montgomery County is responsible for maintaining the roads in our development including the street lights. They provide online resources to report broken street lights and other pedestrian issues – follow this link.

Speed Limit is 25 MPH

The speed limit in our residential neighborhood is 25 MPH. Please drive safely and be mindful of your neighbors who are out walking, running, biking, and the children waiting for school buses and playing throughout our community.

Approval Required For All Exterior Changes or Additions

If you are making any exterior changes or additions to your house or property, you must submit your plan to the Architectural and Environmental Review Committee (AERC) and allow 30 days for review and approval before you begin work. Guidance on the AERC process and the modification proposal checklist form are posted online.
